Annual Home Sales Spike in Lower Merion, Narberth and Region

Prudential Fox & Roach compared statistics for 2012 to the three previous years.

Home sales in 2012 increased in Lower Merion and Narberth as well as in Montgomery County and southeastern Pennsylvania, according to a report from the real estate company Prudential Fox & Roach. The company's statistics show the following: The township saw 765 home sales last year, up 22 percent from the 627 sales in 2011. The figure also represented a 33 percent increase over the 574 sales of 2009. The median sale price ticked up, too, from $470,000 in 2011 to $497,000 in 2012. The borough had 55 sales in 2012, up 25 percent from 2011's 44 sales. Both figures still are well short of the 102 sales seen in 2009. December Real Estate Trends in Lower Merion, Narberth

Statistics are provided by Prudential Fox & Roach.

Overall, Lower Merion and Narberth had 61 home sales this December, same as in November and up from 56 in December 2011, according to a report from Prudential Fox & Roach. The most dramatic year-to-year gain was in Wynnewood, where 15 homes sold in December, up from 6 homes sold in December 2011. (In November and December combined, 30 Wynnewood properties sold, up from nine in November and December 2011.) Haverford had 44 sales, down from 51 in November and 50 in December 2011. Throughout the entire Main Line, 204 homes sold in November, down from 215 in November but up from 189 in December 2011. November Real Estate Trends in Lower Merion, Narberth

Overall, Lower Merion and Narberth had 61 home sales this November, up from 50 in October and 33 in November 2011, according to a report from Prudential Fox & Roach. The most dramatic year-to-year gain was in Wynnewood, where 15 homes sold in November, up from 3 homes sold in November 2011. Haverford spiked, too, with 51 November sales, up from 34 last November and 34 in October 2012. Throughout the entire Main Line, 215 homes sold in November, up from 187 in October and 145 in November 2011. October Real Estate Trends in Lower Merion, Narberth

Overall, Lower Merion and Narberth had 50 home sales this October, down from 70 in September but up from 43 in October 2011, according to a report from Prudential Fox & Roach. Gladwyne and Ardmore saw year-to-year gains, selling 8 and 7 houses respectively after each neighborhood sold 3 in October 2011. Totals in other local neighborhoods changed little. Haverford saw 34 home sales in October, down from 41 in September but up from 29 in October 2011. Throughout the entire Main Line, 187 homes sold in October, down from 198 in September but up from 163 in October 2011. Jan.-Sept. Home Sales Up 20% in Lower Merion and Narberth

For the third year running, sale totals have improved, eclipsing the rate of growth Main Line-wide.

In the first nine months of 2012, 647 homes in Lower Merion and Narberth were sold, a 20 percent increase from last year's 539, according to a report from the Prudential Fox & Roach real estate firm. The total also is nearly a 40 percent increase from the 464 sales in January through September 2009, which came on the heels of huge turmoil on Wall Street. Throughout the Main Line, 2,018 homes sold this year through September, a 17 percent increase over 2011 and a 26 percent increase over 2009. Most neighborhoods have seen significant gains this year, over three years ago: The figures for median sale price are less uniform. Lower Merion's median price has hovered around $475,000 to $500,000 since 2009, Narberth's around $300,000 to $350,000…

Home Sales Trends Criss-Cross in Lower Merion Neighborhoods

Prudential Fox & Roach reports Bala Cynwyd and Villanova had a stronger August this year, while Wynnewood dropped off.

The distribution of home sales in Lower Merion and Narberth this August saw some neighborhoods dropping off from activity a year ago, while others became busier, according to a report from Prudential Fox & Roach. Overall, Lower Merion and Narberth had 90 home sales this August, down from 97 in July but up from 83 in August 2011. The big gainers in sales among local neighborhoods were Bala Cynwyd (16 sales in August, up from 7 in August 2011) and Villanova (14, up from 6). Meanwhile, only 19 Wynnewood homes sold in August, down from 34 a year ago. Ardmore, Bryn Mawr, Gladwyne and Merion Station showed smaller changes.
