Real Estate Market Up in January

Home sales in Bryn Mawr and Gladwyne were up, but one experienced a decrease in the median sale price of those homes.

Home Sales in Bryn Mawr and Gladwyne jumped in January compared with the same month in 2012 and 2011, according to a Prudential Fox and Roach HomeExpert Report.

Eleven properties were sold in Bryn Mawr last month, which is an increase of 120 percent over January 2012 when 5 were sold. The prior year that number was 8.

The median price of properties that did sell last month dropped from $635,000 to $473,000 in Bryn Mawr. The average days that a home was the market increased from 83 last January to 155 days.

Nine properties were sold in Gladwyne last month, which is an increase of 200 percent over January 2012 when 3 were sold. The prior year that number was 2.

The median price of properties that did sell last month rose from $725,000 to $865,000 in Gladwyne. The average days that a home was the market decreased from 115 last January to 74 days this year.

The township of Lower Merion as a whole performed better last month with 41 home sales; in January of 2012 that number was 33.
