Narberth Lawsuit Over Maybrook Estate Development Nears Settlement

A lengthy legal battle between Narberth Borough and the developer of a proposed 250-unit apartment complex on the grounds of the 44-acre Maybrook estate in Lower Merion could be nearing an end. Narberth Borough Council recently voted to accept a settlement with Merloc Partners, the owner of the property, which would end the lawsuit. The proposed development of two four-story apartment buildings, 22 acres of open space and reuse of the mansion began winding through the Lower Merion approval process about 11 years ago. Narberth officials and residents were concerned about increased traffic on North Wynnewood Avenue, which sits in the borough. In 2002, Narberth Borough council passed an ordinance regulating driveways and the amount of traffic that could pass on them – which halted Merloc’s plans. In 2003, Merloc filed a lawsuit seeking to have the driveway ordinance overturned. The tentative settlement will require Merloc to improve a nearby intersection and apply to use Penn Road for street addresses, keeping the flow of traffic out of Narberth.
