Bryn Mawr, Gladwyne Saw Pricier Home Sales in February

Lower Merion fared best out of nine Main Line municipalities.

Lower Merion Township home sales in February were up 35.5 percent in February from the same month last year.

According to a Home Market report from Prudential Fox and Roach Realtors, 42 properties changed hands in the township during February this year.

In 2011, that number was 32; in 2010, it was 23.

Six of the nine municipalities included in the report reported decreasing sales in February. Lower Merion ranked highest, with Willistown and Easttown townships reporting 20 percent increases this February after the same month last year.

Of the properties sold last month in Lower Merion Township, nine were sold in Bryn Mawr, five were sold in Gladwyne and two were sold in Villanova. (As compared with 12 sold in Bryn Mawr last February, one in Gladwyne and seven in Villanova.)

The median price of a home sold in Bryn Mawr increased from $348,500 last February to $688,500 this February—a 97.6 percent increase. The median price of a home sold in Gladwyne increased from $575,000 last February to $1,350,000 this February—a 134.8 percent increase.

The median price of a home sold in Villanova decreased from $890,000 last February to $840,000 this February—a 5.6 percent decrease.
