Homes In Bryn Mawr, Gladwyne & Villanova More Expensive This May

The median price of a home in Bryn Mawr, Gladwyne and Villanova increased from May 2011 to May 2012.

Lower Merion Township home sales in May were up nearly 52 percent from the same month last year.

According to a Home Market report from Prudential Fox and Roach Realtors, 88 properties were sold this May, while only 58 were purchased last May.

While the number of homes sold is up, the median price decreased about 4 percent from 2011 to 2012, from $562,000 in 2011 to $537,500 last month.

Of the properties sold last month in the township, 26 were sold in Bryn Mawr, 11 were sold in Gladwyne and five were sold in Villanova.

Both the price and the number of homes sold increased in Bryn Mawr. The average price of a home in May 2012 was $525,000, up from $490,000 at the same time last year. The number of homes sold increased from 19 to 26.

Eleven homes were sold in Gladwyne this May, up from two the previous year. The average price of a home in the area increased from $701,000 last year to $850,000 this year. Although the average price increased more than $100,000, it is still lower than the $1.1 million median price seen in 2010.

Villanova homes also got more expensive in 2012. Although the number of homes sold this May is slightly less than last year, the average price of the houses sold was $1.2 million, up from $682,000 last May.
